		<description>water based. it had a harder finish once it dries.  also the oil based will yellow quite a bit after time (especially if its in direct sunlight) whereas the water will not nearly as much.</description>

		<description>We have rental properties and we always use oil because of the high traffic.  It really does hold up well, thank goodness because we could not afford to have them re-done between tenants.</description>
