I’m going to be rehabbing a house that had some roofing problems and damaged the hardwood floors in certain areas. I was told that I could hire someone to sand the floors and refinish them for a cost. Does this effectively remove the signs of water damage?

Also, what are you guessing the rate is for hardwood resurfacing in Chicago, IL?

My girlfriend and I just bought a house that is about 60 years old. The living room and dining room originally had hardwood floors, but when one of the past owners added on a family room they carpeted over all the hardwood. We would like the hardwood visible instead of the carpet, but have run into a problem. Under the carpet is a pad, like normal, but under that pad is another layer of something we can’t quite identify. We’re told it’s an old pad that has been compressed so much as to harden, but I don’t think so. It appears to be a very hardened epoxy with a mesh screen running just across the top of it. Water doesn’t do anything to it and I’m afraid to try anything else on it until I know what it is. A scraper does help to get it off the hardwood, but there are spots where it appears to be glued and these can be a pain to get up. I would like an alternative to scraping so I don’t accidentily gouge the wood. Any ideas on what it is and how to get rid of it without scraping?

It’s about a 1 foot square black stain, on a light hardwood floor. My son’s school drawing fell on the floor , then got wet, and the black permanent ink soaked into the floor.
